we aim to develop each project through a collaborative and stepbystep process

from the initial discussions through to the technical specifications and site supervision, our aim is to guide every decision with rigour, proximity and consistency

an initial consultation to understand your needs, the site, the scope of the project, your expectations, and the practical feasibility of the work

· an initial analysis of the project’s constraints is carried out, including the plot or existing building, regulations, orientation, program, and the client’s goals and ideas

· prior to the development of the project, this information is complemented by two key documents

· one is a topographic survey, which accurately defines the geometry and surface area of the site. In the case of renovations, this is replaced by a measured survey and redrawing of the existing conditions

· the other is a planning certificate issued by the local municipality, which provides precise information on the regulations affecting the plot

· the initial design is developed through drawings, volumetric studies, diagrams, and a clear spatial proposal, gradually incorporating materials and finishes through visualizations and renderings that anticipate the character of the space

· the proposal is reviewed together across a series of meetings, refining and adjusting decisions until a well-defined solution is reached, allowing the project to move forward to the next phase

· once the proposal is defined, a geotechnical survey is required to assess the subsoil conditions and their influence on the structural design of the project

· the architectural proposal defined in the preliminary design stage is developed further, detailing its integration within the site, the spatial organization, materiality, and compliance with planning regulations

· this is documented in a comprehensive report, including a descriptive report and the necessary graphic documentation, which is submitted to the Architects’ Association and the municipal authorities for administrative review

· once approved, the design development allows for the application for a building permit, although a subsequent detailed design (technical design/construction documents) is required before construction can begin

· the construction systems, structural design, building systems, and equipment are detailed, incorporating all the information required for construction

· the project also includes the bill of quantities, which defines the different work items with precision and establishes a reliable basis for the project budget. This documentation enables the contractor(s) to assess the cost of the works accurately, reducing potential deviations during the construction process

· once completed and the contractor has been appointed, the project is submitted to complete the administrative procedures and allow construction to begin

· the required technical roles are defined —site supervision, typically carried out by the architect; construction management, undertaken by the technical architect; and health and safety coordination— ensuring the proper execution of the works and the coordination of all aspects of the construction process

· once construction has begun, continuous supervision is carried out to ensure that the project is built as intended in terms of quality, schedule, and cost. The process is supported by clear planning and regular monitoring, with ongoing communication maintained with the construction team

· the client is involved throughout this process, receiving regular updates that allow the progress of the works to be followed with transparency
